Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The first year of your home is critical because unusual wear and settlement often go unnoticed. During those 12 months, signs of defects, foundation movement, plumbing leaks, as well as many other system malfunctions may occur. This inspection will find these defects and malfunctions before your warranty runs out.
Every inspection will include digital photos, a color hard copy of the report and a CD with the PDF of your report. Remember, your home needs to be a safe environment for you and your family. Lets find these problems before your warranty expires.
Pre Handoff/Handover Inspection (Pre-Purchase Inspection)
A Pre Handover Inspection is the last chance you will get to see if the workmanship is up to the correct standards. This inspections will also find any deficiencies the may have missed. Even if they provide an inspection it is very important that you get a third party inspection as well, we work for you not the builder. This inspection is typically performed after the home is complete.
Once the inspection is complete I will walk you through your new home to provide you with the important information regarding all the aspects of this important step in your life.
If you have any questions regarding any of my inspection services I provide, I will be happy to discuss them if further detail with you.
Pool inspections are a necessary part of your home inspection. Just like any major component of the
home, repairs can be costly. We inspect every visible aspect of your pool such as, pool liner and its
condition, pool fencing, Kool decking, copping, diving boards/slides, water clarity, the heating unit, what
type filter, cleaning system, electrical and the plumbing. Pools are a complex system so make sure your
pool is functioning correctly so you can relax and enjoy it and not spend your days repairing it.
In-ground automatic sprinklers are a great luxury to have when working correctly. Your sprinklers are
tested for broken heads, complete coverage, over-sprayings and correct pressure. We also provide a full
zone list of their location and if working correctly. Each zone will be noted with the deficiency as well as
pictures of the problem areas.
